One part of the valley is seeing prices rise even with slower deals

The one number that changes things for sellers in 92260
The Real Estate Data Aggregator counted 146 homes sold in ZIP 92260 in the three months ending July 31, 2026. That is down 4.6% from the same period a year before. Fewer sales, yet the median sale price rose 10.7% to $685,000. Prices held up even as the pace slowed.
The Real Estate Data Aggregator also counted only 228 homes for sale in 92260. That is down 26.9% from a year ago. Fewer choices for buyers tend to hold prices up, and that is exactly what the numbers show here.
Homes in 92260 sat on the market a median of 86 days. That is 13 days longer than a year ago. So deals are not moving fast. But sellers are still getting 96% of their list price, per the Real Estate Data Aggregator. That is nearly unchanged from a year before.
How 92260 compares with its neighbors
Two other Coachella Valley ZIP codes tell a different story. The Real Estate Data Aggregator tracked 92211 and 92253 over the same three months. Prices in 92253 dipped a little, down 0.4% to $755,000. Prices in 92211 rose 7.8% to $550,000. Neither matched the 10.7% gain in 92260.

In 92211, the Real Estate Data Aggregator counted 262 homes sold, up 6.1% from a year ago. That is the only ZIP here where sales volume grew. Pending sales in 92211 rose 5.8% too. More activity, lower price point.
In 92253, the Real Estate Data Aggregator counted 249 homes sold, down 17%. That is the steepest sales drop of the three. The median price in 92253 slipped just 0.4%, so sellers held most of their ground even as fewer deals closed.
The wider picture adds context
The National Association of Realtors reported that existing-home sales fell 2.0% in August 2026. Nationally, months of supply reached 4.9 months, the highest level in over ten years, according to the National Association of Realtors. The Coachella Valley numbers sit close to that range.
Realtor.com reported active listings up 6.3% nationally from a year ago. That is the fastest pace in at least six months. Locally, the Real Estate Data Aggregator shows inventory falling in all three ZIP codes here. The valley is moving in the opposite direction from the national trend.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. The 10.7% gain in 92260 is well above that national pace.
What this means for owners and buyers
If you own in 92260, the price support is real. Inventory is thin and prices climbed 10.7%. That said, homes are taking longer to sell. 86 days is not a quick turnaround. Price it right and give it time.
If you are buying in 92260, you have fewer homes to choose from. The Real Estate Data Aggregator counted only 161 new listings in 92260, down 10.6% from a year ago. Competition for the right home can still be real, even when the market feels slow overall.
Realtor.com noted mortgage rates rose nearly 40 basis points over the four weeks leading into October 2026. That adds to monthly costs. Realtor.com also reported homes under contract fell 4.1% year over year nationally. Buyers are moving carefully, and that shows up in the days-on-market numbers here too.
