Nearly 6 in 10 Coachella Valley Buyers Paid Cash
"You have to price for buyers who need a loan." I hear it all the time. The thinking goes: rates are high, buyers are stretched, so you price with the financed buyer in mind. I pulled every sale in the Coachella Valley through October 7, 2026, and here is what I found.
Most buyers here do not need a bank's permission to close
Of the 1,480 sales where I could see how the buyer paid, 857 were cash. That is 57.9%. Not a slim majority. A clear one. Nationally, just under 28.8% of buyers paid cash in March 2026, the lowest March share since 2020, according to Redfin. The Coachella Valley ran at twice that rate.
The 30-year fixed rate averaged 7.40% as of October 8, 2026, according to Freddie Mac's weekly rate survey. That number matters everywhere else. Here, more than half the buyers never looked at it. This is not a typical suburban market. The valley draws retirees and part-time residents from Vancouver, Calgary, Edmonton and across North America who often own their homes outright before they ever shop here.
Redfin also found that Riverside County saw 38.1% of March 2026 purchases made in cash, already well above the national figure. The Coachella Valley ran well above even that county number. This market is its own thing.
Do cash buyers pay more or less than buyers with a loan?
Here is where the myth really breaks down. Cash buyers paid a typical price of $695,000. Buyers who used a loan paid a typical $550,000. Cash buyers are not bargain hunters squeezing sellers. They are often the buyers with the most to spend.
Financed buyers did get a slightly higher share of what sellers last asked, 98% against 96.8% for cash buyers. That gap is real but small. The bigger story is that cash buyers paid more in actual dollars, and they closed faster. The typical cash sale finished in 53 days. The typical financed sale took 60 days. Seven days may not sound like much, but in a transaction, a week is a week.
The mistake sellers make is pricing down to attract financed buyers, assuming cash buyers will negotiate hard. The numbers say the opposite. Cash buyers here paid $145,000 more at the typical sale than buyers who needed a loan.
- Price for the buyer who is actually here. More than half the buyers in this market do not have a rate holding them back. Price to the value, not to a loan limit.
- Do not treat a cash offer as a lowball by default. Cash buyers in the Coachella Valley paid $145,000 more at the typical sale than financed buyers did. A clean offer with no financing condition is worth real money.
- Watch the days. Cash deals closed in 53 days on average, financed deals in 60. If your timeline matters, that seven-day gap is worth factoring into how you weigh competing offers.
What this means for you right now
If you are selling, the buyer pool here looks very different from most of the country. Nearly 6 in 10 buyers paid cash, and those buyers paid more, not less. Price your home to its actual value. Dropping the price to attract financed buyers may cost you the cash buyer who would have paid full ask.
If you are buying with a loan, you are not shut out, but you are in the minority. Nationally, existing-home sales fell 2.0% month-over-month in August 2026 and inventory climbed to 1.62 million units, the highest since November 2019, according to NAR. More supply nationally can help financed buyers elsewhere. Here, 34.9% of the 1,971 homes currently for sale have already dropped their price, with a typical cut of $29,925. That is real room to negotiate if you are patient and your financing is solid.
