Madison Club inventory is down, but buyers are still taking more time

The number that matters most right now: homes for sale across Madison Club fell 20.3%, according to the Real Estate Data Aggregator, for the three months ending July 31, 2026. Less supply sounds like seller power. But closed sales dropped 10.3% and pending sales slipped 6.9% in the same period. Buyers have more room than the inventory number alone suggests.

Rates are part of the reason. CNBC reported the average 30-year fixed rate hit 7.30% on September 30, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That slows decisions, even for buyers who can afford it.

Less competition does not mean every listing moves fast. The Real Estate Data Aggregator counted 382 new listings across Madison Club, down 5.2% from a year before. Sellers are holding back. But so are buyers.

Each ZIP code reads differently

Madison Club spans three ZIP codes: 92210, 92253, and 92236. They do not move together. Here is what the Real Estate Data Aggregator counted for each, for the three months ending July 31, 2026.

ZIP 92210: prices up, but buyers are taking their time

The Real Estate Data Aggregator put the median sale price in 92210 at $1,565,000, up 5.7% from a year before. That is the only ZIP in Madison Club where prices rose. But homes sat for a median of 91 days, 14 days longer than the same period last year. Sellers got 93% of list price on average, down 0.5 points.

Only 12.1% of homes in 92210 went under contract within two weeks of listing, down 0.6 points from a year before, per the Real Estate Data Aggregator. Just 1.5% sold above list price. Prices are holding, but patience is required.

ZIP 92253: the largest slice, and the slowest

The Real Estate Data Aggregator counted 249 homes sold in 92253, down 17% from a year before. The median sale price came in at $755,000, down 0.4%. Homes sat for a median of 82 days, nine days longer than last year.

Months of supply in 92253 sat at 4.5, per the Real Estate Data Aggregator. Only 6.4% of homes sold above list price. That is down 0.9 points from a year before. Buyers in this ZIP have room to ask questions before they sign.

ZIP 92236: the fastest corner of Madison Club

ZIP 92236 tells a different story. The Real Estate Data Aggregator counted 42 homes sold, up 68% from a year before. Pending sales jumped 50%. Homes sold in a median of 40 days, 11 days shorter than last year.

Nearly 3 in 10 homes in 92236 went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is 29.4%, up 8.8 points from a year before. Supply sits at just 2.8 months. The median sale price was $452,500, down 5.5%, so prices dipped even as the pace picked up.

What rates are doing to the decision

CNBC reported that mortgage rates surged to 7.58% on a Mortgage News Daily survey as of September 30, 2026. The average 30-year fixed rate with a conforming balance was 7.30% that same week. Realtor.com noted rates crossed 7% for the first time since January 2025.

Rates above 7% slow decisions for everyone, including the wealthy buyers who make up much of the Madison Club community. Even buyers who pay cash watch rates as a signal of where the market is headed.

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The S&P Case-Shiller index, as reported by CNBC, showed national prices up 1.9% in July compared with July 2025. Madison Club's luxury end, ZIP 92210, outpaced both of those figures.

What this means if you own here

Inventory is tighter than a year ago. That helps sellers. But 82 to 91 days on market in two of the three ZIPs means pricing matters more, not less. Homes priced well are still selling. The Real Estate Data Aggregator shows sellers in 92253 and 92210 averaged 96.1% and 93% of list price, respectively.

If you are a buyer, 4.5 months of supply in 92253 and 3.6 months in 92210 give you some room. Not a lot, but enough to ask questions and take a breath before deciding.
