Homes took longer to sell, but price cuts were not the whole story
These numbers cover the three months ending July 31, 2026. That matters, because the story they tell is calmer than what you may have read online.
Nationally, about 21 in 100 sellers dropped their asking price during the four weeks ending September 20, according to Redfin. That number travels fast on social media. Here in The Vintage Club area, the picture was different.
Homes took longer, but sellers held their ground
The Real Estate Data Aggregator counted 460 homes sold across the three ZIP codes that make up The Vintage Club area. That was down 12.4% from the same three months in 2025. Fewer sales, yes. But prices did not collapse.
Every ZIP code took longer to sell than a year before. The Real Estate Data Aggregator shows 92210 (Indian Wells) ran 14 days longer. ZIP 92260 (Palm Desert) ran 13 days longer. ZIP 92253 (La Quinta) ran 9 days longer. Longer is not the same as broken.
Sellers still closed near their asking price

The Real Estate Data Aggregator shows average sale-to-list price ran from 93% in 92210 to 96.1% in 92253. Those drops from last year were small: 0.5 points in 92210, 0.3 points in 92253, and just 0.1 points in 92260. Sellers gave up a little ground. They did not give away the house.
Median prices tell the same calm story. The Real Estate Data Aggregator put the median sale price in 92210 at $1,565,000, up 5.7% from a year before. In 92260 it was $685,000, up 10.7%. In 92253 it edged down just 0.4% to $755,000. Two of three ZIPs posted price growth.
What the national rate picture adds
CNBC reported the average 30-year fixed rate at 7.30% on September 30, 2026. Mortgage News Daily put it as high as 7.58% that same week. Rates at that level slow decisions everywhere. That helps explain why homes sat longer here, too.
Still, the Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. The Vintage Club area outpaced that in two of its three ZIP codes.
Supply shrank, which kept sellers from having to cut hard
The Real Estate Data Aggregator counted 667 homes for sale across all three ZIP codes together. That was down 22.5% from a year before. Fewer choices for buyers means sellers did not have to race each other to the bottom.
What this means for you
If you are selling: pricing carefully from the start still matters. The Real Estate Data Aggregator shows only 1.5% of homes in 92210 sold above list price. Bidding wars are rare here. A price that is too high will sit.
If you are buying: the sale-to-list numbers show there is room to negotiate. But sellers are not panicking. The data does not support lowball offers as a strategy.
One more thing: The Vintage Club area spans three distinct ZIP codes. Each reads differently. A home on one street can tell a very different story from the ZIP code average. The numbers above are a starting point, not a final answer for your property.
