Cathedral City supply is down, even with slower summer timing
The one fact that changes what a homeowner should think right now: the Real Estate Data Aggregator counted only 180 homes for sale in ZIP 92234 in the three months ending August 31, 2026. That is down 31.3% from a year earlier. Fewer listings around you means your home gets more attention when it hits the market.
At the same time, Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That rate is real. It shapes what buyers can afford. Not every home in Cathedral City sold fast this summer.
Supply dropped sharply. Sales actually rose.
The Real Estate Data Aggregator counted 167 homes sold in 92234 in the three months ending August 31, 2026. That is up 10.6% from the same period a year earlier. More homes sold even as fewer were available. That is not nothing.
New listings also fell. The Real Estate Data Aggregator counted 155 new listings in 92234 in those three months. That is down 13.9% from a year earlier. Fewer owners listed, and supply shrank as a result.
Prices held steady. Most homes sold close to asking.
The Real Estate Data Aggregator put the median sale price in 92234 at $515,000 for the three months ending August 31, 2026. That is up 1% from a year earlier. A small gain, not a leap. Prices did not fall.
Homes averaged 98.2% of list price at sale, up 1 point from a year ago, according to the Real Estate Data Aggregator. That means sellers gave up very little. About 15% of homes sold above list price, up 1.7 points from a year earlier.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Cathedral City's 1% gain in median price is more modest than that national figure.
Not every home moved quickly.
The median home in 92234 sat on the market for 67 days in the three months ending August 31, 2026. That is 9 days shorter than a year earlier, per the Real Estate Data Aggregator. Progress, but 67 days is still a real wait.
Only 17.9% of homes went under contract within two weeks of listing, the Real Estate Data Aggregator found. That share was unchanged from a year earlier. Most homes took longer than two weeks to find a buyer.
Pending sales in 92234 were 145 for the period. That was unchanged from a year earlier, according to the Real Estate Data Aggregator. Buyer demand held flat, even with a 7.40% rate from Freddie Mac.
What the rate environment means for Cathedral City
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025 in September 2026. Buyers are working harder to make numbers work.
Freddie Mac also put the 15-year fixed rate at 6.73% as of October 8, 2026. Some buyers in the Coachella Valley use a shorter loan or pay cash. That matters here more than in many markets.
- In 92234, supply fell 31.3%, sales rose 10.6%, and the median price ticked up 1% to $515,000, all in the three months ending August 31, 2026. Homes took a median of 67 days to sell, 9 days less than a year ago.
- The market is not flying, but it is not stalling either.
- Fewer listings means your home faces less competition, even if it still takes time to find the right buyer.
One more thing worth knowing: these numbers cover all of 92234. One street can read very differently from the whole ZIP code. Price, condition, and location within Cathedral City all shift the picture.
